I am really getting motivated to sell my house but also getting worried that I won't be able to find something to buy in the area that I want to move to. Had a realtor out to my house yesterday and she told me there are currently leave only 9 homes for sale in the gated community I live in (there are 1800 homes here!). I checked realtor.com and saw about 50, but all but 9 or 10 were pending sale. She told me the house would sell very fast and gave me a price that is $65k higher than what she told me a year ago when I first started thinking about it.

Have a drywall guy coming next week to fix an area where the old roof had leaked and to repair many cracks in the walls. He will take at least a week. Had the painter who painted the outside of my house during the summer to give me a quote to do the inside. Tomorrow the flooring place is coming to measure the floors - I brought carpet and vinyl samples home yesterday. Also having a window washer coming tomorrow to tell me how much it will cost to wash all the windows. I think that's it! I won't want to move once the house is painted with new floors and sparkling windows and all the clutter removed in order to show it to buyers.

I'm so used to doing almost nothing all day every day since the pandemic started that I am getting really, really tired of being up and on my feet all day. Packing and cleaning and then more packing.

Maybe I'll have to get meals out when the house is for sale so the stove and kitchen stay clean.

The house my daughter lives in now is on sale. She just house sat. But yeah such a drag. The realtor decided that nothing in there was good enough for pics and showing so she rented a whole new set of furniture for that. And yes hours of cleaning of the stove and not being able to use it is also part of it. I guess... that is how it goes... Houses are selling here as well but for some reason that house has been difficult to sell . Nothing wrong with it ...except in my opinion not having a door between the master bedroom and the bathroom was a horrible choice by whomever designed it.

Fritzy I deeply sympathize!! Better than living in my best friend’s house- model home! Nothing out of place - I can’t even put my purse down without it bothering her. It is not comfortable- too perfect 24/7. She married a man whose father had sold new homes and was always moving his family so their house had to be always ready to be sold. Neat is one thing, but empty of warmth or comfort is another. Always scared I’ll drip my coffee on something. Good luck with finding a wonderful house!🌺

@Liv001 I too hate it when there is no door between the master bedroom and the bathroom. My sister in law had a big expensive home and they took that door off. They entertained a lot so when I went in there to use that toilet when there was a party it was scary that someone (or two or three) would walk in on me. She was from Northern Italy, up above Venice, but it seemed to me the European way is much more open about those things. In Europe I once saw beautiful doors to the Men's room in an upscale commercial establishment in clear glass, with only a little etching. You could see right through to the men at the urinals.

I personally like to have a house lined up before leaving the one I’m living in. I can’t handle the anxiety and what if’s lol. Maybe get some Clorox wipes. Quick and easy to wipe the counters and stove down then toss in the trash. No dirty rags and kitchen towels lying around then. Just an idea.

I will dearly miss pics of your animal friends. Do you really want to move? I guess I didn't realize that you were doing that. The market is crazy right now. Everything is selling fast- even in crappy Illinois.

A great time to sell. Here in the Phoenix area, buyers are bidding up the asking price.

Liv - my last house didn't have a door from the master bedroom to the master bath, just a archway to the bath. There's a door to the little room with just the toilet. I didn't mind it at all, but I remember my cousin commenting on it when he came to see my new house. The house I have now has a folding door to the master bath. I think newer homes go more for the open look. Lambie - I am thinking about it. Why do I always do this? Get the house beautiful to sell, but am willing to live in it while it needs paint and new floors and lots of work. Katsolo - my realtor said it will sell fast. But because of Covid they don't do the broker's tour where all the realtors come to see it on the same day. My last house I sold in 2011 sold as soon as it went on the market with 3 offers, all over the asking price. Shrewdness - my mom always kept our homes immaculate when I was growing up and nothing was ever out of place. I realized a long time ago I don't necessarily have a place for everything! I do like it with less clutter. I've already taken 2 carloads of stuff to the thrift store, had a junk hauling service take a bunch of items that are too big to throw in the garbage can, and I've thrown away lots of stuff. Snowwhite - that men's room in Europe is too much! Peeperjj - I've never sold my homes before without already having my next home. So I am stressing out about it. I hope to take a road trip a week or two before listing this house to see what is available in areas I am interested in and have already contacted 2 realtors I've talked to in the past on the Northern California coast and asked them to keep me in mind and informed if anything in my price range comes available. I have lots of Clorox wipes I managed to pick up about a year ago! DP - I've thought about a smaller house in my neighborhood if I could afford 2 homes. I love the wildlife here. We'll see what happens. I'm already worrying about the feral cat that counts on me for meals every day and hope the new owners will continue to feed the birds here. Ches - I think the real estate market is hot everywhere with little inventory. Les - I would love it if I got more than the asking price! I have a 4 bedroom home which is rare in my neighborhood so it would be great for families. And the master bedroom is on the opposite side of the house than the other bedrooms, so great for a family with older kids! Also good for a single person or a couple because the floor plan is nice when you have guests.

It's a seller's market all over, which means your house will sell quickly. It also means you'll have trouble finding, and then sealing a deal on a new home. My advice? Find your new home BEFORE you sell yours, and make sure it's a done-deal because as the realtor told you, you will sell your house fast. Don't risk putting yourself in a homeless situation where you will feel desperate to find another place, which may not be ideal. They can work financing out on a new purchase based on the fact that your current house sells quickly. You do not have to sell your home to ensure financing on a different house. Check into it. And have fun looking!! :)

The real estate market has been booming recently. A lot of people from the north are coming down south. Its a good time to look for a new home while some of the prices are down. Some places it's selling fast. I guess like they say the early bird gets it.

Wow! So many decisions. My big sis just bought her 6th home and my sis-in-law has 2 homes and a piece of land they just started breaking on to build another home. We plan on buying my 4th home and my husband's 3rd home. (I had a home in the forest on 6 acres in my previous marriage). I'm having a difficult time with so many beautiful locations out here that I can't choose. I think I'll be going for the home nearest to the ocean if my hubby doesn't get scared to live that way. He may be scared it'll slip into the sea or a tsunami will get us....let alone the earthquakes!!! Yikes!!! lol (*_-)

I guess I’m a dinosaur 🦕! 🤣 We bought our house 31 years ago. I have no intention of moving unless I am going to live at the beach! Our realtor, who is also our friend, asked a bit ago if we were ready to sell. He assures is we will get a great price, but honestly, this house is our home. It’s small, what most would call a starter home, but it suits us. Plus, we put up a pool last summer! 🏊🏻‍♂️ it’s not huge, but enough to splash around with the grands … I love where we live, our yard is big enough for us, but can be mowed and trimmed in less than 2 hours if two of us are mowing, and we have two mowers. Fields on 3 sides, the neighbors mind their business, but are available to help if needed. We have a small pond to fish in … the neighbors aren’t bothered by our race cars or the grandson and his dirt bike …

I agree with Lambie. Yeah, houses are selling like hot cakes but finding another within your budget is also a concern. You are sitting on a nice nest egg 🥚 and you can always sell it later if you are unsure. Don’t let the realtor talk you into selling if you having second thoughts. But let them know. They are counting on that sale commission so if you decide to wait a bit, they want to keep you happy so when you do decide, you will call them.
